When do you need to register on the landlord database?

Every private landlord in England must register each rental property, region by region, between December 2026 and November 2027. It costs £65 per property each year, and you upload your gas, electrical and energy certificates.

The deadline depends on where the property is, not where you live. BeCert is not part of GOV.UK and does not register you. We help you get ready.

Get your deadline checklist

You know your dates. Keeping track is the hard part.

Certificates are everywhere

Dates in a spreadsheet, PDFs in email, photos in WhatsApp. Finding one for a lender or the council takes too long.

The reminder comes from someone else

Your gas engineer, your tenant or your plumber. When they forget, so does your system.

The rules keep changing

The Renters' Rights Act, the landlord database, a higher EPC minimum on the way. Hard to keep up while holding down a day job.

How it works

  1. 1

    Add your properties

Type a postcode and pick the address. Tap the type of property and how it's let, from long let to lodger or Airbnb. Change the details any time.

  2. 2

    Add your certificates

Drop in a PDF or take a photo. BeCert reads the dates for you to check and save. Upload now or later; anything missing shows up red straight away.

  3. 3

    Get reminded in time

Push notifications and email before anything expires. Tap a reminder to go straight to what needs doing, or snooze or cancel it.

The reminders, without the platform price tag

All-in-one landlord platforms bundle rent collection, tenant portals and maintenance into the price. BeCert does one job: it reminds you what's due and keeps the proof. Keep your spreadsheet, your bank and your letting tools.

We tell you when the rules change

We check official sources every month. When something changes for landlords in England, every customer gets a short email saying what changed and what to do about it, and the app updates its checklists.

Questions

Is this the official landlord database?

No. You register through the government's own service. We show you your deadline and keep the certificates it asks for ready to upload.

Do I have to give up my spreadsheet?

No. Paste it in from Excel or Google Sheets to get started, and keep using it for anything else. BeCert only handles certificates, deadlines and reminders.

Is this legal advice?

No. BeCert helps you stay on top of your obligations. For legal questions, speak to a solicitor or your landlord association.

Does it work on iPhone, iPad and Android?

Yes. Apps for the App Store and Google Play are coming soon. Until then, add the website to your Home Screen to get push notifications on iOS and iPadOS 16.4 or later. Email reminders work everywhere.

Do you cover HMOs, student lets, lodgers, Airbnb and holiday lets?

Yes. Choose how it's let when you add a property and the checks change to match. See HMOs, student lets, lodgers, Airbnb and holiday lets.

Can I suggest a feature or report a problem?

Yes. Choose "Give app feedback" on any screen. You get a reference number, and we read everything.

Can I take my data with me?

Yes. Download everything we hold at any time, and delete your account and all its data from Settings whenever you like.

How do you keep my data safe?

You sign in with a one-time code sent to your email, so there's no password to steal. Your data is encrypted when it's sent and when it's stored, and each account can only ever see its own properties. We check it's really you before anything that shares or deletes a lot of data, and sign you out after 30 minutes without activity. We never sell your data or use it for advertising. More about privacy and security.

What about my tenants' details?

We only ask for what reminders need, like a tenant's name and tenancy dates. We never ask for tenants' ID documents, bank details or dates of birth. We hold tenant details on your behalf and only use them to run your account.

Do you cover Wales or Scotland?

Not yet. We start with England, where the landlord database and the Renters' Rights Act apply.
