When do you need to register?
Registration opens region by region between December 2026 and November 2027. It costs £65 per property each year, and you upload your gas, electrical and energy certificates.
The deadline depends on where the property is, not where you live. BeCert is not part of GOV.UK and does not register you. We help you get ready.

Get your deadline checklistWhat registering asks for
You register yourself and each property through the government's service. Most of it is details you already know; the certificates are what take time to find.

How BeCert gets you ready
Your deadline, for every property
Each property shows its region's opening date and deadline, so a portfolio spread across regions is clear.
A checklist that fills itself
As you add certificates, the checklist ticks off what the register asks for and flags anything missing or out of date.
Reminded every year
Registration renews every year. We remind you before it's due, alongside your gas, electrical and energy renewals.
Same price, whatever you let
Free for 1 property, then £7.99 a month for up to 5 or £12.99 a month for up to 15, with 2 months free when you pay yearly. Long lets, HMOs and holiday lets all count the same, so a mixed portfolio sits in one account.
Questions
Is this the official landlord database?
No. You register through the government's own service. We show you your deadline and keep the certificates it asks for ready to upload.
Do HMOs need registering?
Yes, HMOs are let properties like any other, and the service asks whether each one needs a licence. See BeCert for HMOs.
What about holiday lets?
Holiday lets have their own national short-let register, expected from March 2027. See BeCert for holiday lets.
What happens if I don't register?
The government says landlords who don't register risk being fined.
Is this legal advice?
No. BeCert helps you stay on top of your obligations. For legal questions, speak to a solicitor or your landlord association.
