How each date is worked out

Gas safety check: every 12 months

Landlords must have gas appliances, fittings and flues checked by a Gas Safe registered engineer every year. You can have the next check done up to 2 months before the deadline and keep the original deadline, so you don't lose any time. Sources: HSE, gas safety for landlords and the 2018 amendment regulations, regulation 36A.

Electrical inspection (EICR): at least every 5 years

The electrical installation must be inspected and tested at least every 5 years, or sooner if the last report says so. Source: GOV.UK electrical safety standards guidance.

EPC: valid for 10 years

An Energy Performance Certificate is valid for 10 years. You need a valid one when you let a property. Source: GOV.UK, energy performance certificates.

HMO licence: up to 5 years

A licence lasts up to 5 years, and the council sets the end date. Start your renewal early so you're never without one. Source: GOV.UK, HMO licences.

Insurance

There is no legal renewal period, so we use the renewal date on your policy schedule. Check what your mortgage lender asks for.

Questions

Can I renew my gas safety certificate early?

Yes. A check carried out up to 2 months before the deadline keeps the original deadline, so the new record runs 12 months from the old expiry date, not from the day of the check. A check done earlier than that starts a new 12 months from the day of the check. Source: regulation 36A of the Gas Safety (Installation and Use) Regulations 1998, added in 2018.

How often does a landlord need an EICR?

At least every 5 years, or sooner if the person who did the last inspection says so on the report. You must give a copy to your tenants within 28 days of the inspection.

When do I need a new EPC?

An EPC is valid for 10 years, and you need a valid one when you let a property. The minimum energy rating for rentals is changing, so check the EPC rules guide before your current certificate runs out.

Is my data saved anywhere?
